The ADU Design & Permitting Process

While each ADU development project is unique and presents its own challenges, there are certain essential steps to follow for a successful completion. In the following sections, we will outline our process to ensure your ADU project’s success.

Initial Meeting: We will discuss the project’s financial structure, review floor plans, and assess how the ADU will integrate with your property and specific requirements.

Measurements and Assessment: Initial measurements will be taken, and photos will be captured of the proposed ADU location on your lot. We will identify the location of the main structure’s electrical panel and sewer main.

Addressing Property-Specific Issues: We will uncover any significant property-specific issues that may hinder the project’s progress. This could involve removing buried oil or septic tanks near the foundation, addressing tree root or sewer line issues, or considering special restrictions beyond municipal zoning and building codes (e.g., deed restrictions, homeowner association covenants, historic design overlays, conservation or wetland districts).

Permit Application: Upon agreement to proceed, we will submit site plans and engineered drawings, along with the building permit application, to the city’s building department for approval.

Electrical and Plumbing Assessment: Once the permit is approved, we will assess the electrical and plumbing requirements to determine the project’s precise cost.

Finalizing Details: With the agreement and cost assessment confirmed, we will determine colors and finishes for the ADU.

Work Schedule and Communication: We will provide a detailed work agenda with estimated commencement dates, maintaining regular communication to keep you informed of the project’s progress.

Site Work and Delivery: Site work will begin according to the schedule, aiming to minimize disruptions during the process. The Modular ADU will be delivered and set in place, with necessary arrangements and bookings made.

Electrical, Plumbing, and Finishing: Once set in place, the ADU’s electrical and plumbing connections will be established and tested. Inspections from the city will be scheduled, and interior and exterior finishes will be completed.

Additional Enhancements: Any additional patios, decking, hardscape, and landscaping will be finalized to enhance the ADU’s overall appeal.

Final Inspections and Move-in: Upon completion of final inspections and their approval, you can arrange to have your appliances, furniture, and personal belongings set up in your new ADU residence.
